This small island NE of Solstheim has numerous Nirnroots and some Spriggans. On the Map there is an Abandoned House with a small dock area. Inside are Blacksmithing utilities (Forge, Workbench, Grinding Stone, Tanning Rack, ingots, Smelter, Ebony & Stalhrim Mines), Alchemy and Enchanting stations, a cooking fire, safe chests, respawning chests (marked), a bedroom, kitchen and dining area, Study, storage, and 3 Mannequins / some weapon racks and bookshelves. Ideal for characters who want a peaceful place to reside (aside from Spriggans). You can also fast travel from inside.
